The downstairs is a sociable space which flows seamlessly throughout the open plan ground floor. At the back the kitchen with bi-folds opens out onto a private patio with plants and benches. It's the perfect spot for a leisurely breakfast before exploring Southwold with its excellent galleries, restaurants, independent shops and pubs. A dining area for six people. A well equipped kitchen with island and stools. A cosy seating area at the front to curl up and watch a movie or open the doors to the front patio for a BBQ. A downstairs cloakroom is off the front hall so no going upstairs for the loo! Upstairs, the bright master bedroom has a sense of calm with its neutral coastal tones and Emma mattress. After a day exploring you'll be ready to sink into the king size bed. The second spacious twin bedroom is quietly located at the rear next to the bathroom with full size bath, overhead shower, heated floor and towel rail. LOCATION The best bit is the location. A quiet secluded cul-de-sac but close to everything nearby. 1-2 minutes and you are in the pub, shops, cafe or at the beach. Can’t be better than that. The renowned Nelson pub is 1 minute away. The fish and chip buzzer even works in the house from the Little Fish & Chip Shop so you don’t even have to wait in the queue! COOKING & EATING The kitchen is open-plan to the living space and has everything to cater for your culinary needs if you feel like cooking or hosting. There is plenty of cutlery and dinnerware for 6 or more. It has everything you need to whisk up a dinner with an electric oven and induction hob, microwave, under-the-counter fridge and freezer, coffee machine, full size dishwasher and combi washer/dryer. LIVING At the front there is a large comfy corner sofa in the lounge area with 55" wall smart TV with doors opening to a private front patio with seating and dining area. SLEEPING MASTER BEDROOM: A comfortable king bed with lamps, bedside tables, wardrobe, a chest of drawers, full size mirror, smart TV. There is a lovely balcony off the main bedroom to enjoy a morning coffee and pastry from one of the local deli's or perfect for a nightcap. The ensuite underfloor heated shower room has everything you need to refresh yourself after a day at the beach. SECOND BEDROOM: A twin bedroom with bedside tables, dressing table, chest of drawers, lamps and large internal wardrobe. BATHING: Both equipped with mini toiletries, towels and hairdryers. We'll supply the fluffy bath towels, just remember to bring your own beach towels. OUTSIDE: The fully enclosed courtyard garden at the front is a private and tranquil place to unwind after a day of exploring. Enjoy alfresco dining at the table and chairs or leisurely evenings with the lights on when it's just too good to be inside. Or have a BBQ! USEFUL TO KNOW... PARKING: Parking for one car in space directly outside the house. On street parking for further cars is available nearby. WI-FI: free broadband means you can stay connected. EV Charger: free EV charger HEATING: There are electric radiators throughout PETS: We welcome pets! Pets are allowed downstairs in our home and provide feeding bowls for your use. The property has paved patio areas but there are grassed areas 1 minute away by the promenade if needed. Dogs are allowed on the beach all year round although access is restricted to certain areas 1st April to 30th September. Suffolk is a dog friendly county and dogs are welcome in the majority of shops and establishments in Southwold. LINEN & TOWELS: You'll have bedding & towels but please bring your own beach towels. FACILITIES: Highchair, travel cot and stairgate provided. UTILITY: There is a combination washer / dryer in the kitchen and an airer in the hall cupboard.
