Rose Cottage Newland

This is a recently renovated grade 2 listed cottage with a spacious but comfy sitting room with large sofa and two fireside armchairs (also known as two extra dog beds!) and a separate dining room with reclaimed wood table that seats 8 adjoining the newly refurbished kitchen with all mod cons including family size dishwasher and large fridge freezer (with wine chilling drawer).
At the back of the cottage is the boot room with space for all your outdoor bits and bobs (and a good place to dry off wet dogs) with double patio doors to the private courtyard which is ideal for morning coffees in the sun. There is also a small utility room off the boot room with spare freezer for dog food or large families, butler sink, washing machine and downstairs loo.
From the sunny private courtyard at the rear of the cottage there are steps (14 in total!) that lead up to the wholly fenced lawned garden with seating for 8, which is a total sun trap where you can enjoy views and sunsets over Newland valley and be entertained by our rural neighbours (usually sheep and sometimes deer!). The garden has a summer house, lawn and raised beds with mature planting that bloom throughout spring and summer.
Upstairs has three spacious double bedrooms, all with king size beds. The master bedroom also offers built in wardrobes, dressing table and ottoman. The front guest bedroom also has hanging space and a dressing table. The back bedroom has the sloping ceilings you would expect from an old cottage with twin beds that can also be arranged as a king, with drawer unit and wardrobe for storage. This bedroom has the dormer window that overlooks the back garden.
Finally there is a gorgeous bespoke bathroom with separate walk in shower and roll top bath. We provide towels, all bed linen and a starter pack for guests that includes kitchen provisions such as tea, coffee and milk plus loo roll and kitchen cleaning supplies.
It is an old character home so expect low doorways and some beams and low cellings.
Rose Cottage is completely dog friendly with tiles throughout the ground floor, boot room for drying off by the back door, dog towels, throws, spare leads and bowls, and even a separate freezer for dog food! We only charge a one-off additional cleaning charge of £20 for dogs - regardless of how many you bring.

We also don’t put any silly restrictions on where they can go in the cottage - we provide throws so they can snuggle with you on the sofa, two large dog beds for them to rest by the fire and there’s even a doggy shower on the outside tap for them. We trust that you as their owners know your dogs and whats suitable for them on their holiday.
